Why it cannot wait
The frustrating part of a leaking roof is that the water you see inside is rarely where it is getting in. A stain the size of a coin on the ceiling can be fed by water tracking metres along a timber before it drips. Leave it through one more Sydney storm and the repair bill climbs fast. Here is how the water damage tends to progress when a roof leak is left alone.
FIRST RAIN
Ceiling stain
A brown water stain appears and spreads on the ceiling or cornice. The plaster starts to soften.
WEEKS
Insulation gets waterlogged and stops working. Mould begins to grow in the roof cavity and on the ceiling.
MONTHS
Structural timber and battens start to rot. Plaster sags, and stains bleed through fresh paint.
Water reaches wiring and light fittings, ceilings can drop, and a minor repair becomes a major one.
Leak sources
Most leaking roof repairs come down to a handful of usual suspects. Accurate roof leak detection means checking all of them rather than sealing the first crack in sight. These are the common causes we find across Sydney roofs, and the ones we chase down before quoting a repair.
Very common
Damaged Flashing
Flashing is the metal that seals joins, walls, chimneys and roof penetrations. When flashing lifts, rusts or was never sealed properly, water runs straight in. It is one of the most common roof leaks a roof plumber is called to, and a classic case of the water appearing well away from the actual fault.
Tile roofs
Foot traffic, falling branches, age and heat all crack roof tiles. A single cracked tile or slipped ridge cap lets water into the roof cavity, where it travels before it shows. We replace broken tiles and re-bed loose ridge caps so the tile roof sheds water the way it should.
High damage
A roof valley is the metal channel where two roof planes meet, and it carries a lot of water in a downpour. Once valley iron rusts through or fills with debris, water overshoots under the tiles. Valley rust is a frequent cause of leaks that only show in heavy rain, and it needs the tiles lifted to repair properly.
Flat & commercial
Blocked Box Gutters
Internal box gutters sit within the roof line and back up fast when they block or rust. When a box gutter overflows, the water has nowhere to go but inside. These are a common source of serious leaks on flat, terrace and commercial roofs, and a core part of roof plumbing work.
Drainage
When gutters and downpipes block, water pools and pushes back under the roof edge and fascia. This is squarely roof plumbing territory. If your leak points to drainage, we can also handle related blocked stormwater drains so the whole path clears.
Penetrations
Anything that pokes through the roof, a skylight, vent, flue or pipe, is a roof penetration that relies on good flashing and sealant. As those seals age they let water past. Metal roof screws and washers do the same. We re-seal these roof penetration leaks and check nearby flashing while we are up there.
The same trenchless pipe repair approach suits homes, strata and business. For unit blocks and multi-storey buildings, vertical pipe relining can renew cast iron stacks with far less disruption than replacing them. If a fault turns out to be a burst rather than a worn line, our burst pipe repairs team handles that, and for downpipe and surface drainage runs we also handle stormwater lines, where stormwater pipe relining applies.
Storm season
Sydney storms find every weak point at once. When wind lifts tiles or driving rain overwhelms a valley or box gutter, the water is inside before you know it. For storm damage roof repairs, the first job is to stop the water, then repair it right once the roof is safe and dry.
Call us and we will talk you through slowing the damage while a licensed roof plumber is organised. Move valuables clear, contain drips where safe, and take photos for your records. We will handle emergency tarping and the repair from there.
Proof of work
Real Sydney jobs, from the leak we found to the repair that fixed it. These show the kind of leak sources we trace and the finish we leave behind.
Valley replacement. A rusted-through valley causing leaks in heavy rain, cut out and replaced.
Flashing and tiles. Cracked tiles replaced and failed flashing resealed to stop the water at the source.

Insurance
Storm and sudden water damage is often covered by home insurance, but claims live or die on the paperwork. We document the damage clearly so your insurer has what they need. We are not your insurer and cannot approve a claim, but a thorough report gives you the best footing.
Who to call
Most people searching for a leak do not know that roof plumbing is a licensed trade in its own right. In NSW, roof plumbing work covers guttering, downpipes, roof flashing and roof coverings, and it needs a licence. Knowing the difference helps you call the right trade the first time, instead of paying twice.
In practice the line blurs, because so many leaks start at flashing, valleys, gutters and penetrations, which is roof plumbing. That is why a licensed roof plumber is often the right first call for a leak. Apex is a licensed plumbing business, so we diagnose the leak, handle the roof plumbing repair, and give you a straight answer if a job genuinely needs a roofer for full surface replacement.
Who we help
The same licensed team handles a single cooktop swap and a full commercial gas fit-out. Apex A leak in a house, a strata block or a commercial building all need the same thing: a licensed roof plumber who finds the real source and stops the water. Apex works across all three, right across Sydney.works across all three property types in Sydney, with advice tailored to each.
Homes
Ceiling leaks, cracked tiles, rusted valleys and blocked gutters, handled with respect for your home and your time.
We work with owners, tenants and strata managers, and explain shared roof and box gutter issues clearly.
For commercial roofs we keep disruption short, chasing box gutter and flashing leaks that threaten stock and fit-out.
Diagnosis first
Our roof leakage service is built around roof leak diagnosis, finding the actual source rather than treating the wet patch on the ceiling. Water travels, so the fix that lasts is the one aimed at where the water gets in. Here is how a roof leak investigation and repair runs with Apex.
We take the history of the leak, when it shows, how bad, and where the stain is, then plan the roof leak inspection around it.
We check flashing, tiles, valleys, box gutters, downpipes and penetrations to trace the water back to its true source.
You get a clear rundown of what is causing the leak and the repair options, with photos, before any work starts.
Where a storm is active or the roof is unsafe, we make it safe and stop further water damage before the full repair.
We carry out a targeted, long-lasting repair aimed at the cause, so the fix holds through the next heavy rain.
We confirm the repair, tidy up, and leave you with a record of what was done and why.
